1. •Poor Ventilation: One of the most common results from inadequate interior ventilation is the buildup of excessive interior moisture. Amongst the potential resulting issues are mold, mildew, damage to surfaces, and premature failure of both structural and nonstructural elements.

1. •Exteriors Items: Defects in the home's exterior, including doors, windows, and wall surfaces, generally cause discomfort and water damage. Missing or worn-out caulking and poor weather stripping are common causes of a cold and drafty home.

1. •Plumbing Problems: While there are many plumbing issues that are encountered, some of the most common ones include old or incompatible piping materials, faulty fixtures and waste lines, and leaks that have been ignored or not seen.

1. •Structural Issues: Generally (but not always) these are not serious, and are most commonly damage to foundation walls, floor joists, rafters, or window and door headers.  While these problems are more common in older homes they can certainly occur in newer homes, and even in new construction.

1. •Older and Improper Heating Systems: These types of issues include controls that are not working, blocked and/or unsafe chimneys and flues, and cracked heat exchangers. These are sometimes significant health and safety hazards. Heating systems should be maintained properly and professionally serviced according to the manufacturer's recommendations.

1. •Damaged or Defective Roofs: Roofs are subject to tremendous weather extremes and are often not properly maintained. It is also not uncommon for roof repairs or flashing to have been done improperly, leading to leaks. It can be easy and inexpensive to catch most problems while they are still small; but if they are missed, they can become expensive.

1. •Electrical Wiring: There are several types of issues that fall in this category. Sometimes the electrical service coming from the street to the house is undersized. Often the issues are incorrect wiring in the house, incorrect breaker sizes, and improper wiring in electrical panels. More often than not, the issues are caused by non-licensed or non-qualified workers, and can be serious safety hazards.

1. •Improper Ground Grading and/or Drainage: This is the most common type of issue found with homes and properties. This can lead to foundation problems (cracks and decay) and water penetration into basements or crawl spaces. This is often addressed by regrading around the house, fixing gutters and/or downspouts, and providing drainage away from the foundation.

1. •Inadequate General Maintenance: Cracked, peeling, or dirty painted surfaces, crumbling masonry, and broken fixtures or appliances are common issues. Although some of these problems may seem more cosmetic than serious, they are often indicative of a general lack of care and upkeep.
